Maybe Luxury Housing Is For You - Part 2

Read Part 1 in this series where we discuss how important it is to give yourself the kind of home you deserve.

As you look around the neighborhood, take a look at how well or poorly the neighbors take care of their property. Look at how clean the streets are and how inviting they look. Ask yourself is this an area that you would feel comfortable calling home several years from now. Even though most people look with the first block or two to get a good idea of how the neighborhood is, you should look two blocks further in all directions. Think about your family. If you have kids, ask yourself if you would feel completely comfortable with them walking up and down the streets by themselves. Look at the stores, laundry mats, and other buildings and businesses in the area. Do they look like they are well taken care of, or are there any abandoned and poorly cared for structures in the area? Since you are shopping for luxury homes, finding the right neighborhood is essential.

There is nothing wrong with wanting to live in an area where people who have similar goals, tastes, and values surround you. This can be a constant source of motivation for you and also help you come in contact with people who are in the same social stratosphere. Regardless of when you decide to shop for luxury homes, consider working with an agent so that you won't have to spend so much time trying to find a needle in a haystack. In addition to saving time, you may be able to save a bit more money as well.

Question to the Reader: Would you consider a luxury property for your next home?

Maybe Luxury Housing Is For You - Part 1

With everyone rushing to purchase properties that have been foreclosed on and abandoned, there is a new demand for new properties that have never been owned before. Although there may be some properties that you think are nice, you may have your heart set on something a bit more luxurious. There is nothing wrong with wanting to own the finer things in life. As hard as you work, you deserve to be able to get them whenever you like. While you may have a ton of clothes, a few nice cars, and other things that show that you have exquisite tastes, don't forget that the dream isn't complete without the right place to stay. Start looking at the luxury homes that are being constructed around town.

While much of the search may seem like it is the same, you have to realize that you should have much higher expectations when you look at luxury homes. Since you will be spending more money than you would on a foreclosed property, you need to make sure that any place you consider buying has everything you have dreamed of. While most people are generally concerned with the appearance of the inside of the property, you need to be concerned about the outside and the surrounding area as well.

Keep or Sell Your Home During Divorce - Part 3

The decision to keep or sell your home when going through divorce can be an ongoing source of emotional conflict and negotiation between the parties. Check Part 1 and Part 2 you have not yet.

Would you be in a better position to take assets in exchange for your share of the home? If you decide to stay in the home and then sell at a later time you could end up hefty tax liability depending on how much the home sells for. You should meet with a tax professional to assist you in weighing all of your options.

You should consider the benefits of making a clean break from your spouse and sell my home fast. As difficult as this sounds, sell my home fast alleviates what could be a lot of stress and financial difficulty in the future. Neither party will have to be worried about whether they can qualify to take over the mortgage alone, or whether you can afford everything home ownership entails on one income. You can both use the opportunity to start a fresh new life with new financial goals.

Keep or Sell Your Home During Divorce - Part 2

The decision to keep or sell your home when going through divorce can be an ongoing source of emotional conflict and negotiation between the parties. Check Part 1 if you have not yet.

What is the status of the real estate market in your area? Do you know what your home is worth? Are you underwater when it comes to equity or can you afford to pay off all of the mortgage on your home plus cover the costs of selling it and moving? After finding out how much you still owe on your home loans, consider consulting with a real estate professional to find out what similar homes are selling for near your home.

Consider whether you can really afford the house on your own after your divorce is final. This is a painful decision and no matter how much you want to stay, you must consider your financial situation. You will also need to find out whether you'll be able to qualify to refinance into your name. Also be sure to consider rising taxes, utilities, repairs, maintenance and landscaping as these items can chip away at the budget as well.

Keep or Sell Your Home During Divorce - Part 1

The decision to keep or sell your home when going through divorce can be an ongoing source of emotional conflict and negotiation between the parties. The divorce itself causes disruption and most people want to stay in the home to feel secure especially when your children's lives need to be kept as normal as possible during this transition.

Reaching the decision together about whether one party should keep the home or sell it, is a huge decision. There are a lot of factors to consider for both of you who are about to take on separate lives. In many instances, there is no choice, sometimes it's the only solution for both of you.

What housing options are available your area? Compare the cost of keeping your house and making mortgage payments with rental homes in the area. Consider whether you can afford to buy the other party out and stay in the home or whether you can afford to purchase another home after you have sold or gotten out of your existing mortgage.
